Roof Repairs Are Vitally Important

 Much like you would look after your own personal health, the roof of a building must be looked after to ensure everything remains in good working order. They are certainly not glamourous projects, and are easy to keep putting to the back of the pile, but the truth is, if left, you could well be exposing your home to some serious problems.

Unfortunately, we often only consider doing something with our roof when we have an active problem and need something repaired immediately. What would be better is if we took preventative measures at strategic times throughout the year to check the general health of our roofs. That way, you can prevent water damage starting or if it has, prevent any further damage.

When it comes to fixing a problem, you must always start at the location of the leak. Unfortunately, a lot of leaks do not show in the place the problem is, often running down boards or finding a gap at the least possible point of resistance. As a result, detecting the location could well be the hardest point, and might require a professional roofer.

Once you have located the issue, it is then important to work out what damage has been done and how much more is going to happen (depending on weather, the damage condition now and other influencing factors). Determining these will probably also show whether or not you can do the repair yourself, or you require a professional roofing company.

You should also consider at this point if your roof has been damaged by general wear and tear, which should really have been looked after, or through a freak event like strong winds and rain. You may be able to use an insurance company to cover some of the costs if this is the case.

Why Slate Is Still a Fantastic Choice For Roofing

One of the earliest recorded uses of slate is from the 1300’s, and it is still in use today. And it is easy for us as DPR to see why.

We see, use and install slate pretty much every day. A well-made slate roof will be completely water tight and will last anywhere up to 150 years with little to no maintenance. They also look fantastic, and work with a number of architectural styles.

Its appearance is a large part of why it has endured as long as it has. Depending on the light, and the slates proximity to water it has a different sheen. There are also different veneers and also different types of slate that can be used for a huge range of appearances.

From an environmental standpoint there have been several studies which have confirmed it to be the natural material with the lowest environmental impact. Other roofing materials leak toxic compounds for up to a couple of years after they are installed, whereas natural slate only uses water in its production.

There is also a good future for slate. Cupa Pizzaras have recognised that the solar absorption and diffusion make it ideal for capturing and storing solar power. There has even been a Thermoslate system developed which can integrate invisible solar collectors into any existing natural slate roof.

The best thing about these solar slate panels is that they are quarried and installed exactly the same as standard roofing slate. They even look the same, so it saves the client the need for unsightly solar panels, and saves the installer the hassle of making room for them.

Exciting First Job For Our New Platform

One of the best things about what we do is that we never know where the next job is going to be.

DPR have been repairing both commercial and domestic roofs for over 28 years now. In this time we have worked on a huge array of property types, for an even broader range of clients. Suffice it to say we have been called to some odd jobs in the past.

However, a recent repair job may take the biscuit in regards to secrecy.

A huge number of people were affected by Storm Doris in late Feb, and the government was no exception. This is why we were called upon to repair the storm damaged roof of a secret government data facility in near the west coast of England.

We actually had to perform the job in 2 stages. Immediately after the storm we attended and removed a large number of loose dangerous material. However, our old platform was simply not big enough to access the large cladding walls properly. Therefore we had to wait a few days for the new platform to be ready (1st March on a new 17 plate)  before would could complete the work.

As soon as the new platform was finished and safe we headed back to the site to finish the job. Our first job was to erect some emergency scaffolding and install a temporary roof over the entire building. This is a large and tricky job, but due to the electronic devices, and sensitive material found on these buildings, it was extremely important.

Now the temporary roof has been erected our engineers can get to work beneath it repairing the storm damage.

This was a brilliant first job for our platform, and the timing could not have been any better. Without it we simply would not have been able to carry the work out as effectively, which is exactly why we bought it.

Benefits of Lead Roofing

 Lead roofing work is a fine art, and a specialist one too. It is commonly used in churches and listed buildings as it was mainly installed in older buildings, before cheaper materials came into use. Lead has always proven itself to be reliable and durable, a properly fitted lead roof could last more than 100 years. Let’s look at all the benefits you can receive from having lead roofing.

Sealant

Lead has excellent sealing properties when used with the correct curing sealants. Whenever there is a joint between two surfaces, lead can provide an excellent seal. Lead is also very useful for covering guttering too, helping make a roof 100% water tight.

Believe it or not but Lead has one of the highest recycling rates in the world, this is a very surprising claim when you think about how many aluminium cans are recycled each day. This is a great contribution to creating a sustainable environment and reducing carbon emissions.

Amount of new homes registered is second highest in almost a decade

The amount of homes that have been registered in the UK for 2016 is up 70% on the levels of registration at the time of the housing crash in 2008/09. With so much uncertainty around Britain’s future after Brexit the UK house-building sector has remained resilient and there has been strong growth in regions outside of London.

151,687 new homes were registered in 2016, with Yorkshire & Humberside gaining a huge 27% increase in the number of houses registered compared to stats from 2015. This is highly welcome news for us here at DPR Roofing. Having provided domestic and commercial roofing services to property owners in Leeds and its surrounding areas for over 20 years, DPR will continue to do so.

The overall UK total excluding London registrations shows a 4% increases compared to statistics from 2015, with 134,365 registrations in 2016 compared to 129,744 in 2015. The number of new homes completed in 2016 was also up on the numbers for 2015, but only by a slight 1% margin. 141,175 new homes were completed in 2016 compared to 140,407 in 2015.

An interesting fact to come out of the recent figures is that 2016 saw the highest number of detached houses registered in the UK since 2004 with 46,118 and the highest number of semi-detached houses registered since records began 35 years ago.

Talking about the recent figures, NHBC Business Development Director Mark Jones said: “Both industry and consumer confidence remains high and early signs indicate that the new year has begun positively.”

Promising words that hopefully indicate the UK housing sector becoming even stronger.

How to Tell if You Need a New Roof

Though the advantages are plenty, here at DPR we know that a new roof is not a small endeavour to be taken lightly.

However, in some cases it is the only course of action to be taken. If a roof deteriorates to a certain extent then repair is pointless and only replacing it will suffice. But how can you tell when you have reached this stage?

At DPR we have over 28 years experience repairing and installing roofs, in this time we have learned how to keep an eye out for a few keys signs that tell us a roof is in need of replacement and remember, replacing a roof is far more preferable than dealing with one after it has failed.

Mr roof is a ripe old 100 years.

A well-built, slate roof, like you see on the majority of homes in Huddersfield will last anywhere up to 100 years. With many terraced homes in the country being built in the 20’s this is a legitimate worry. It is worth venturing into the loft to see if you can ascertain whether it is the original roof or whether it has been replaced in its lifespan.

There are granules in the gutter.

If when clearing the gutter you notice a large amount of silt and debris it means that the tiles themselves may be starting to breakdown, and will soon fail exposing your home quite dramatically. If you do notice debris then contact someone like DPR to offer a second opinion.

The roof is ‘sagging’.

While some may look at this and think it is a design feature, a sagging roof is actually a sign that the underlying structure if failing. One major issue with this is when it goes, it tends to go all at once, which can be truly devastating. Merry Christmas and a Happy New Year

Wow, what a year! Now it’s coming to a close we’ve finally got a chance to sit back and reflect (though we still have plenty to do over the festive period) and we have to admit it has been an incredible year.

We have had the chance to work with some incredible commercial clients, such as Amazon, Unity Housing, Chubb Security, Leeds Bradford Aiport and Wesco Aircraft to name just a few high end clients.

We have also worked with more domestic clients than we can count. Each job we have undertaken has been a delight, and we have appreciated each and every client that chose to work with us.
