At DPR Roofing we are often asked if there was anything the client could have done to spot their roof problem before it got this bad. Now in some cases you will not know there is an issue at all until it is too late, but in most cases simple maintenance each year should help reduce the risk of a major roofing problem.
There are a few things you can do however to decrease the likelihood of a major roof repair being required. Leading roofers, like ourselves, recommended checking your roof at least twice a year. Our team note some of the things to look out for during the inspection below:
Firstly, if you can safely, take to the loft area with a torch and look for places where daylight might be entering usually spotted by very visible chinks of daylight but only turning the torch off will verify this. Look for darker areas of timber which usually signifies water absorption.
After completing and internal check of the roof, now go outside and look from the ground upwards, preferably with binoculars but leave ladder inspections to the professional roofers.
It is critical you pay attention to things like missing and slipped tiles/slates, damaged lead flashings, guttering issues and much more. Obviously only a roof inspection by a professional will confirm what is exactly needed.
